Vendor Guide

Moving home is considered one of the top five most stressful life events. Here at Ernest and James, we endeavour to shoulder as much of that stress as possible, by being a company you can trust. If you are thinking of buying or selling a home, please contact us for advice or request a free property valuation.

To relieve some of your initial worries, we have outlined the selling process below.

Pre-market Appraisal

At Ernest and James we can offer you a free, no obligation informed appraisal of the current market value of your home. Our experienced property negotiators will provide you with a pre-market appraisal based on their in depth local knowledge and by utilising our extensive database of recent properties sold.

Energy Performance Certificates

As of May 2010, Home Improvement Packs were suspended, however, anyone renting or selling a property must, by law, have a Energy Performance Certificate. Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions.

You can view a sample Energy Efficiency Report here.

You are not obliged to act on the recommendations in the recommendation report. However, if you decide to do so, it could make your property more attractive for sale by making it more energy efficient. To discuss further, please contact us.

Property Details

Having received instruction from you, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of first impressions, we will ensure that your sales details highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs.

Once you have seen and approved our particulars of your property, you will then be in a position to receive prospective buyers. Appointments to view your property are made by Ernest and James with all viewings being accompanied by our professional staff and if you cannot make the viewing, keys can be left at our office for access during working hours.

Our marketing includes:

  • 'For Sale' board - this is the most simple and effective marketing tool, available twenty-four hours a day.
  • Email- wherever possible, all prospective tenants who register with us are asked to provide email addresses to ensure that they are notified of any new properties as soon as possible. Therefore, we will be able to market your property to prospective tenants within twenty-four hours of receiving your instruction.
  • Mail Shots (and Telesales) - we will contact registered prospective buyers as soon as possible after receiving your instruction and your details will be forwarded to any newly registered buyers immediately.
  • Website - this is updated daily and “full colour” details of your property will be placed on our website within twenty-four hours of being placed on the market. Alongside exposure on our own site, Ernest and James will also advertise your property on the following national property websites: zoopla, rightmove, homesonsale, vivastreet and gumtree.

Progress of your Sale

We pride ourselves on our conscientious sales management. We will keep you regularly updated throughout your sales process right through to completion and liaise with your buyer, the legal representatives, surveyors and mortgage lenders to ensure that your sale is progressed as smoothly and as stress-free as possible.

Any offers we receive are promptly notified verbally and then followed up in writing. Our competent sales team will negotiate between you and a prospective buyer in order to achieve the strongest buyer.

We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed.

Should you require your sale to be completed by a certain date, this is when you should notify us and we will endeavour to satisfy your request wherever possible.

At this stage, you should also provide your list of Fixture and Fittings which will be negotiated separately between the solicitors and forms part of the final contract.

Agreed Sale

At this point (if you have not already done so), you will need to instruct a solicitor and, should you require assistance, we will be happy to recommend local firms.

The solicitors will then write to all parties and the buyer will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyer’s mortgage offer (if required) will also be subject to the results of the survey.

Your solicitor will request the Title Deeds from the lender (if appropriate) or yourselves as the seller and the Fixtures and Fittings form must be completed at this stage; this includes any fixed items that you may wish to remove.

Your solicitor will draw up the draft contract which sets out the terms of the sale and will send this to the buyer’s solicitor along with all relevant documents. Any enquiries will then be raised, the title deeds and lease (if leasehold e.g. flat) will be checked and local searches carried out.

Once the draft contracts have been approved, it can be signed by both parties.

Exchange of Contracts

As soon as the mortgage offer has been received and cleared funds are placed with your buyer’s solicitor, a mutually convenient date can be agreed for the exchange of contracts.

Completion of Sale

The completion and your actual house move can take between seven to twenty-eight days depending on the buyer, you as the vendor and your respective solicitors.
