You may be asking yourself: do I need property management? Ask yourself the following questions:

  • - Is your rental property nearby to your main residence?
  • - Do you have time to chase tenants if rent is late?
  • - Do you know what to do if tenants don’t pay their rent?

If you answered "no" to three or more of the previous questions then in all likelihood you do need property management. This service allows you to have the income of a rental property, without the associated hassles of dealing with tenants. After all, do you really want a call at midnight from a tenant who has lost their keys? Let us take care of that call. Let Only 8% collected from move-in monies.

This service includes:

  • Advertising property
  • Arranging and accompanying all viewings
  • Referencing and credit-checking tenants
  • Arranging Inventory and/or Check-in (additional cost for report)
  • Preparing and signing of contracts
  • Collecting move-in monies
  • Handling and placement of deposit in a government-approved account.
  • Obtaining copies of Tenant's references and photographic ID
  • Preparing and finalising contract
  • Provision of landlord's bank details for monthly rent standing order

Rent Collection 2% collected monthly.

10% inclusive of let fee

Includes all the Let Only services plus

  • Rent collection
  • Monthly accounting

Full Property Management 3% collected monthly

13% inclusive of let and rent collection fee

Includes all the Let Only and Rent Collection services plus

  • Dealing with all day-to-day calls from the tenants
  • Organising maintenance and repairs(additional cost for maintenance and repairs)
  • Organising all compulsory gas and electrical certificates (additional cost for certificates)
  • Informing all utilities at the beginning and end of tenancies
  • Quarterly inspections of property
  • Arranging access for tradesmen
